Development Consulting
AIM supports nonprofits and private property owners that have vacant or underutilized land or buildings and need professional guidance to develop and implement feasible (re)development projects. We provide a full array of development services, from formulating project concepts and assessing a site’s development potential through pre-development, construction, lease-up or sale. Our expertise is in the creation and implementation of goal-oriented, location specific, housing and mixed-use (re)development projects that are broadly supported and based on community needs.

Project Review
AIM’s project review services focuses on the assessment of a project to determine fiscal, regulatory, and market feasibility. Our experienced development professionals can also provide deal structuring support, develop sources and uses budgets and cash flow projections, and identify public and private financial/leveraging sources. For foundations, we provide a comprehensive feasibility and sustainability review of funding requests that involve site or building (re)development plans. This includes site visits; review of project financials to assess short- and long-term project viability; vetting the experience, staffing and fiscal capacity of the proposed development team; and reviewing project documents, including appraisals, market studies, preliminary plans, term sheets, and grant agreements.

Portfolio Analyses
AIM’s portfolio analysis services are used by clients with multi-property portfolios seeking to retain and/or maximize the value of their missional land and building assets. AIM’s portfolio review includes an assessment of existing site and property conditions and an analysis of policies, procedures and management protocols. Recommendations take into account the organizations land, fiscal and staffing resources, time-frame and missional goals. Previous clients have ranged from a nonprofit that needed financial and physical assessments of their affordable housing portfolio to inform their five-year strategic property plan, to a national organization with a portfolio of over 200 buildings that sought our expertise to improve property management, prioritize grant-making and develop short- and long-term property plans.

Owner’s Representative Services
Owner’s Representative services include the selection, vetting, contract review and coordination of development team professionals; developing and issuing RFP’s or RFQ’s; representing the property owner in discussions with local elected/appointed officials and government agencies; negotiating development and service contract agreements; identifying funding sources and developing proformas and cash flow statements; project scheduling and tracking; requisition and change order review; and crisis resolution.
